Coastline Design & Development brings together experience in residential design, housing development, permitting, construction coordination, and project delivery.

Our backgrounds are different, which is exactly what makes our partnership work.

Denise comes from residential design-build, where she has spent years helping clients translate ideas into spaces that function well, feel right, and make sense for the way they actually live. Rigoberto comes from housing development and construction management, with experience in feasibility, due diligence, permitting, agency coordination, and getting complicated projects from one stage to the next.

Together, we are able to look at a project from more than one angle.

Sometimes the question is design. Sometimes it is zoning, utilities, access, budget, engineering, permitting, or sequencing. Usually, it is a combination of several of those things.

We like figuring out how the pieces fit together.

Every project is different. Every property has its own opportunities and constraints. Our role is not to force a solution, but to help uncover the one that makes the most sense for the property, the people involved, and what they are trying to accomplish.

We are curious, collaborative, honest, and deeply invested in the projects we take on.

We ask a lot of questions. We research the things we do not know. We are willing to say when something needs another set of eyes, and we believe bringing the right person into the conversation at the right time makes for a better project.

We also believe clients deserve to understand what is happening. You should know why a decision is being made, what information we are waiting on, what could affect the project, and what comes next.

The process does not need to feel mysterious or intimidating.

We take the work seriously, but we are still people working with people. We want our clients to feel comfortable asking questions, changing their minds, bringing us half-formed ideas, and telling us when something does not feel right.

Our Values

The first answer is not always the right answer.
We would rather spend time understanding the property, the project, and the real goal before jumping into a solution. A thoughtful question early can save a tremendous amount of time, money, and frustration later.
There is a difference between knowing, assuming, and needing to investigate.
We try to be very clear about which one we are dealing with. When something requires confirmation from a jurisdiction, engineer, contractor, surveyor, or other professional, we want our clients to know that too.
Good projects require more than good drawings.
Design affects structure. Structure affects cost. Site conditions affect design. Permitting affects schedule. Decisions made today can create opportunities or headaches six months from now.
We try to keep the larger project in view, even when we are working on one small piece of it.
Most of our clients do not do this every day. We do.
Part of our job is translating complicated information into something useful so our clients can make informed decisions without needing to become experts in zoning, building codes, development standards, or construction along the way.
Projects can get buried under details.
We try not to lose sight of what started the project in the first place. Maybe it is creating space for aging parents, making a house finally work for a family, developing an underused property, or bringing an important community project to life.
The details matter, but so does the reason behind them.

Director of Design & Project Delivery

Denise is a residential designer, creative problem-solver, and big-picture thinker with more than a decade of experience guiding projects from early ideas through construction documents and permitting.

Her strength is seeing the possibility in a space and understanding how a client wants to live, gather, work, or feel within it. She listens for what clients are trying to create, even when they do not yet have the language or drawings to explain it. She then helps turn that vision into a thoughtful, functional, and buildable design.

Clients benefit from Denise’s ability to make complicated information feel understandable and manageable. She is warm, direct, imaginative, and deeply invested in protecting the heart of a project as it moves through technical requirements and real-world constraints

Rigoberto Guzman

Rigo is a development strategist, project coordinator, and persistent problem-solver with more than 10 years of experience in housing development, construction management, and public-agency coordination.

His strength is understanding the many systems that influence a project and determining how to move through them. He is skilled at researching properties, identifying risks and opportunities, asking the right questions, and connecting clients with the agencies and professionals needed to make progress.

Clients benefit from Rigo’s ability to bring order to complicated situations. He is strategic, resourceful, thorough, and comfortable navigating the regulations, technical information, and competing priorities that can make development feel overwhelming.
